House Rules
House Rules, Terms, and Conditions
By booking MidModGlassHouse, you and your guests have reviewed, understood, and agreed to the below terms:
Age Requirements: You (the booker) must be 25 years of age or older to book MidModGlassHouse. No individual or entity is allowed to book or make a reservation on behalf of someone (3rd party bookings) for any rental property for individuals who are under the age of 25. No individual booker is allowed to book this property for any other individual(s) if the booker will not be physically staying at the property during the entire stay.
Occupancy: Your reservation must include all guests staying on the property. Visitors or guests not on the reservation require pre-approval. Do not exceed the maximum occupancy of the property at any time. The maximum occupancy is 12.
Noise and Partying: Parties, events, gatherings, or special occasions are never allowed. Exterior noise cannot be amplified or be heard past the lot line. If neighbors can hear your music, it is too loud. If MidModGlassHouse receives any noise complaints, you will be fined $500, the remainder of your stay will be cancelled and there will be no refund. There is ZERO noise allowed outside of the home after 10:00 PM and before 9:00 AM.
Zero Disturbance to the Neighborhood: You may not be a burden to the neighborhood. You may not engage in any activities that disturb the quiet enjoyment of others in the surrounding area. Behave as you would in any home in which you live or are visiting, with respect for the property and the River Chase Community. Speeding is not permitted. Please do not drive above 30 MPH. If we receive ANY disturbance complaints, you will be fined $500 and we will require all guests to vacate the property and zero refund will be issued.
Game Room: Children must be always monitored by an adult. The hanging chair is for sitting – not swinging. Please take care when transitioning from the raised part of the garage floor to the main part.
The air conditioning can NEVER be run while the garage doors are up (hosts will be alerted). The minimum temperate for the garage air conditioning is 70F / 21C. Selecting a temperature lower than 70F / 21C is not permitted. When guests check out, they must reset the Game Room to how they found it when they checked in.
Firepit: Only adults may operate the firepit. If propane tank is empty, guests may use extra propane tank located underneath garage sink
Pool and Spa: The pool and spa are professionally managed by a pool and spa company. The pool and spa will be cleaned and skimmed prior to your arrival. Due to the pool and spa’s proximity to the woods, small debris and bugs may be in the pool upon your check-in. Please feel free to use the provided skimmer as needed throughout your stay. Please only adjust the spa temperate, spa air bubbles and pool and spa lights. Only spa heat may be used during your stay; the temperature will reach a maximum of 98 degrees Fahrenheit (see house manual for control via provided iPad next to fridge).
Pool heat: Pool heat is not included in your nightly rate and must be purchased separately. Request for pool heat must be made 48 before check-in. A note on pool heat availability: Although Texas winters are generally mild, from time to time, we may receive unseasonably cold temperatures. As such, pool heat is only available when sustained overnight lows are 45 degrees and above and the unheated pool water temperature is above 60 degrees. If you have requested pool heat for your stay, MMGH management will notify guests 24 hours before check in if weather conditions do not allow for pool heat. Any pool-heating charges will be refunded to guest.
If pool heat is used without MMGH management approval, a $250 charge will be placed on your account.
Pool area: You may place sun loungers on the sun deck. They must be removed after use and never left in the pool overnight. The umbrella may be placed in the umbrella holder in the sundeck. It must be removed after use and never left in the pool unattended. Umbrella must be retreated when not in use. If umbrella becomes loose and causes damage to the property, you will be responsible for cost of repairs.
The spa and pool can be dangerous. Guests should observe and adhere to all rules and policies prior to checking-in to the property and always supervise all children when staying at the property. Decks, Patios, and Stairs can be slippery when wet and/or icy and can result in injury to anyone who is not careful. Any Guests under the age of 18 must-have adult supervision always when utilizing Pools. All Guests and persons at the property accept and assume all risks involved in or related to the use of Decks, Patios, Stairs, Pools, Hot Tubs. MidModGlassHouse and its owners are not liable for any personal injury that occurs while staying at the rental home.
All non-plastic is prohibited from the deck and pool area. Only use plastic drink and plate ware from the kitchen cabinet marked “for pool use”.
Parking: Parking on the street is never allowed. All guests should park in the driveway. You may use ONE garage stall to the right of the pool table. If garage parking is needed, please alert hosts prior to arrival so they can modify game room. Garage doors must remain down overnight and when away from the property. You may also park in both gravel areas: two parallel spots to the right of the driveway and two spots in front of the fence.
Property Restrictions: Guests are only permitted to use the house and rear of property until the chain-link fence. The property behind the chain-link fence is not included in guest’s nightly rate and can never be used. This area is restricted.
Wildlife Notice: MidModGlassHouse is located in a rural area. As such, all guests must take precaution when interacting outside. Please be cautious and on the lookout for wild life and small critters. There is a first-aid kit to the left of the kitchen fridge.
Check-In and Check-Out: Check-in time is 4:00 PM and check-out time is 11:00 AM. If a guest fails to check-out by 11:00 AM, a $250 late check-out fee will be charged. We cannot guarantee early check-ins or late check-outs.
Plants: We hope you love our plants as much as we do. But, please leave the watering to the cleaning crew. Overwatering will harm our plants.
Cleaning and Sewer: MidModGlassHouse will be cleaned and inspected by third-party cleaning contractors before your arrival and after departure. Please use common courtesy by keeping MidModGlassHouse clean, report any problems or damages, and do not rearrange furniture.
MidModGlassHouse is on septic. Only flush toilet paper. All other items must be discarded using the provided trash receptacles. If the sewer line becomes clogged due to a guest’s improper use of the sewer line, the guest will be responsible for related charges to clear the clog.
Excessive Wear and Tear and Cleanliness: Drink coasters are provided throughout the home for use by guests and should be used for ALL furniture. If intentional excessive wear and tear are found at the home during or after Guests' stay due to unauthorized use or otherwise, or if any additional cleaning is necessary due to intentional spills, trash left on site, stains to furniture, damaged items, carpeting, linens, paint, wallpaper, or flooring, Guest authorizes MidModGlassHouse to charge the Guest for additional fees. The Guest will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If any sign of smoking is discovered, the Guest authorizes MidModGlassHouse to charge the Guest an additional $500 cleaning fee.
Surveillance Security: MidModGlassHouse utilizes Surveillance Security Cameras located externally on the property. These Surveillance Security Cameras are there for the protection, safety, and security of our property and our guests. The rear security camera monitors the pool deck, for insurances purposes. It cannot view the covered patio. There is a camera in the garage to monitor entrance to the home. We never put surveillance security cameras or recording devices inside. Again, our surveillance security cameras are only on the exterior of the property and are never inside. You have 100% privacy inside.
Pets: MidModGlassHouse is a pet-free environment. If any sign of a pet is discovered, the Guest authorizes MidModGlassHouse to charge the Guest an additional $500 cleaning fee.
Maintenance and Access: MidModGlassHouse reserves the right to enter the home at any time during a Guest's stay. Hosts will attempt to address maintenance issues as they occur. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time (within 12 hours) or if the home is unavailable for any reason, as determined by our discretion, and significantly affects your stay, we reserve the right to refund at our discretion or offer to relocate you to another nearby comparable home. Addressing maintenance issues may include third-party vendors accessing the home during your stay.
Weather and Other Unforeseen Events: MidModGlassHouse and its operators do not accept liability for inconveniences arising from any utility stoppages including water, propane, electricity or plumbing, damage caused by weather/road conditions, natural disasters, acts of God, or other reasons beyond its control. No refunds will be given for any delays or cancellations due to such conditions. Travel Insurance is highly recommended for any stay.
Homeowners Associations and Non-Property Outside Conditions: Use of any of the River Chase HOA common areas is not included in your stay and is never approved.
Indemnity: Neither MidModGlassHouse nor its owners assume any liability for loss, theft, damage, or injury to Guest, his/her guests, or other occupants in the home. The Guest, for himself/herself/themself, his/her/their heirs, assignors, executors, and administrators, fully releases and discharges Owners, 3rd Party Vendors, Affiliated Contractors, and MidModGlassHouse from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her/their guests or other occupants of the home as a result of, or in connection with the occupancy of the home and agrees to hold Owner and MidModGlassHouse free and harmless of any claim or suit arising therefrom.
Falsified Bookings: If a guest’s booking was made under false pretense, including, but not limited to, a falsified name, age, or size of the party, all guests will be subject to immediate cancellation of their reservation, removal from the property, and forfeiture of all amounts paid.
Limited Short-Term Rental: It is expressly understood and agreed that this is a short-term vacation rental and is not a lease or other long-term residential tenancy agreement. This agreement is only for the licensed use of the Vacation Rental for the stated reservation dates. It creates no property rights in you and no rights to renewal or for recurring usage. Guests shall not sublet the Vacation Rental or any part of it and shall not assign any interest (in whole or in part) to this agreement or any rights hereunder.
Force Majeure Policy: In the event your stay at the MidModGlassHouse becomes impossible for any reason outside of the owners control, including but limited to natural disasters, pandemics, fire, evacuation orders, or other acts of government agencies, MidModGlassHouse may choose to cancel your booking and issue a either of the following: A partial or full refund, or a full booking credit for future stays of the same amounts paid. For purposes of clarification, no refund or credit is due (or will be made) to you for inclement weather. You and your invitees must comply with any mandatory evacuation order.
Criminal Activity Prohibited: Use of the Property for any illegal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the property. This prohibition extends to use of the property's internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the property during your stay.
General Terms: If any section, clause, paragraph, or term of the House Rules is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees. This agreement or any rights hereunder may not be assigned (in whole or in part) by you. This agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap, or familial status. This agreement becomes binding upon receipt of your initial payment. Sending payment constitutes your acceptance and agreement to these terms, conditions, limitations, and restrictions.
