House Rules

By booking your stay, you have reviewed, understood, and agree to the below terms:

1. Occupancy: There is only one guest per booking. Campbell Rd apartments are small and only set up for one guest. One visitor is allowed for a maximum of two nights per month and must be cleared with host prior to arrival.

2. Noise: Quiet hours are from 10 PM to 8 AM, daily. The home is shared with the owner and guests above must be respectful that noise (music, tv, footsteps) can travel to the bedrooms below.

3. Parking: There is only one parking spot. Guests may never block the main driveway. You must park in the designated parking spot in front of the house.

4. Laundry: The laundry facilities are located in the garage. Only enter the garage via the side door using the code. Please keep the area clean. Please keep washer door ajar after use to prevent mold. Due to the proximity to upstairs tenant, laundry hours are from 8 AM to 10 PM daily.

5. Garbage: One garbage bin and one recycle bin is provided for all residents. Do you place trash beside bins. Do not use bins to throw items away upon move out.

6. Check-In and Check-Out: Check-in time is 3:00 PM and check-out time is 11:00 AM. If a guest fails to check-out by 11:00 AM, a $250 late check-out fee will be charged. We cannot guarantee early check-ins or late check-outs. If you’re stay is for 30 days or longer, you may reach out to the host to coordinate arrival time.

7. Excessive Wear and Tear and Cleanliness: If intentional excessive wear and tear are found at the home during or after Guests' stay due to unauthorized use or otherwise, or if any additional cleaning is necessary due to intentional spills, trash left on site, stains to furniture, damaged items, carpeting, linens, paint, or flooring, Guest authorizes host to charge the Guest for additional fees. The Guest will be provided with a receipt for any additional fees incurred upon request or as required by local laws or regulations. If any sign of smoking is discovered, the Guest authorizes hosts to charge the Guest an additional $500 cleaning fee.

8. Pets: Campbell Rd a pet-free environment. If any sign of a pet is discovered, the Guest authorizes hosts to charge the Guest an additional $500 cleaning fee.

9. Maintenance and Access: Host reserves the right to enter the home, with notice, during a Guest's stay. Hosts will attempt to address maintenance issues as they occur. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time (within 12 hours) or if the home is unavailable for any reason as determined in our discretion and significantly affects your stay; we reserve the right to refund at our discretion or offer to relocate you to another nearby comparable home. Addressing maintenance issues may include third-Party vendors accessing the home during your stay.


10. Indemnity Policy: Neither Campbell Rd nor its owners assume any liability for loss, theft, damage, or injury to Guest, his/her guests, or other occupants in the home. The Guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owners, 3rd Party Vendors, Affiliated Contractors, and Host from any and all claims, demands, and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the Guest, his/her guests or other occupants of the home as a result of, or in connection with the occupancy of the home and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties, or liabilities of the parties to this agreement or their principals, agents, successors, or assignees, the prevailing party shall be entitled to recover reasonable attorney fees and costs.

11. Falsified Bookings: If a guest’s booking was made under false pretense, including, but not limited to, a falsified name, age, or size of the party, all guests will be subject to immediate cancellation of their reservation, removal from the property, and forfeiture of all amounts paid.

12. Limited Short-Term Rental: It is expressly understood and agreed that this is a short-term vacation rental and is not a lease or other long-term residential tenancy agreement. This agreement is only for the licensed use of the Vacation Rental for the stated reservation dates. It creates no property rights in you and no rights to renewal or for recurring usage. Guests shall not sublet the Vacation Rental or any part of it and shall not assign any interest (in whole or in part) to this agreement or any rights hereunder.

13. Criminal Activity Prohibited: Use of the Property for any illegal activity is prohibited and may result in fines, prosecution, and/or your immediate removal from the property. This prohibition extends to use of the property's internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the property during your stay.

14. Surveillance Security Cameras Policy: Campbell Rd utilizes Surveillance Security Cameras located externally on the outside of the property only. Surveillance Security Cameras are there for our properties and our renter's protection, safety, and security. WE NEVER PUT SURVEILLANCE SECURITY CAMERAS OR RECORDING DEVICES INSIDE OF OUR PROPERTIES - EVER. AGAIN, OUR SURVEILLANCE SECURITY CAMERAS ARE ONLY ON THE EXTERIOR OF THE PROPERTY AND ARE NEVER INSIDE. YOU HAVE 100% PRIVACY INSIDE OF OUR RENTALS.
